Five signs your gutters need an assessment

Cracks, recurring sagging, visible deterioration, repeated leakage and poor drainage are reasons to inspect a gutter system. They are not automatic proof that the entire system needs replacing. The decision should follow an on-site check of the affected sections and the surrounding roof edge, supports and outlets.

1. Cracks, holes or damaged sections

Point out where you have seen dripping or visible damage. Ask whether the problem is limited to a joint or short section, or affects multiple runs. A proposal should explain why a repair, partial replacement or full replacement is appropriate rather than relying on the age of the gutters alone.

2. Gutters that sag or pull away again

Repeated sagging deserves an assessment of the supports and the condition behind the gutter, not simply another promise to add fasteners. Ask the contractor to identify what is loose or damaged and whether work outside the gutter itself is needed. New gutters alone should not be presented as a permanent cure for an unidentified underlying problem.

3. Widespread deterioration

Photograph visible holes, damaged finishes or deteriorated sections from a safe position. Ask which parts remain serviceable. A material recommendation should explain suitability and maintenance requirements; no material should be described as immune to every form of damage or guaranteed to last a fixed number of years at every property.

4. Repeated leaks, stains or overflow

Tell the contractor whether the issue happens at a seam, behind the gutter or over its front edge. These observations help focus the inspection but do not establish the cause. Ask whether cleaning, an outlet adjustment or a localized repair could address it before approving a replacement.

5. Water discharging where it should not

If water collects near the house, show the contractor the outlet location and the affected area. Discuss the whole drainage path. • Which sections have a documented problem and which can remain.
• Whether cleaning or a targeted repair is a reasonable option.
• What a partial or full replacement would include.
• Any exclusions, access limitations or related work requiring a separate contractor.
• The proposed price and how changes would be discussed before approval.
